Asset Positioning:
We analyze recent sales comparables/construction costs to assist in pricing buildings for sale. For investors we use our investment expertise and several different analytical methods to determine the value of your building.
Marketing strategy/implementation:
Our initial marketing effort will be to concentrate on a strategically targeted group of users, tenants, or investors through mailings and calls in person and on the phone. Surrounding property users will be personally contacted to make them aware of the availability of the property, as well as to inquire about possible friends or business associates who may have a need for the property. We will also heavily market to the brokerage community through e-mail blasts, calls, and marketing mailers. Lastly, we will post the building on all of the multiple listing services in the city.
Negotiations/Document Review and Evaluation:
We are experienced and trained to negotiate the best possible deal for you. Though we are not attorneys we are well versed in sales contract language and will assist in any lease audit questions that arise or offer suggestions to assist your attorney. We also help develop strategies for any counter-offer that is presented.
Coordination of services:
We assist in the coordination of any closing attorneys, making sure they get all of the documentation needed. We keep track of all deadlines such as due-diligence and closing to make sure the buyer stays on track and the transaction is closed properly and on time.
