Review of current situation and future needs:

We conduct an extensive pre-search evaluation of your future growth needs, square footage requirements, specific location, etc. We ask specific questions about your company to analyze what situation will work best for you.

Survey market alternatives:

We prepare a comprehensive review of all the various market alternatives catered to your unique situation.  During this part of the transaction you will learn which floor plans/buildings fit your needs and any economic packages being offered.  We also examine the quality and tenancy of a building and its management.

Financial Analysis:

We provide an economic analysis so you will know the total amount of rent you will pay over the term of the lease. We factor in escalations, free rent, construction cost, taxes, and utilities. After this analysis you will have a complete picture of the economic impact of this real estate decision.

Lease negotiations:

Our agents are trained to negotiate your lease. We have seen many leases and can offer you savings by pointing out and adding comments before you meet with your attorney so he or she can concentrate on the legal/specific language of contention.

Coordination of services:

We provide oversight of the construction process, coordinate space planning, offer vendor contacts of the highest quality, and improve the coordination of the many processes occurring simultaneously.  This is a step that is not provided by many brokers in the city, but we strive for excellence by making sure everything goes smoothly.
